At Real Property Building Inspections we believe that an independent End Of Warranty Inspection by a 3rd party, professional, to be paramount in safeguarding your new home or investment property.
In Queensland the Queensland Building and Construction Commission’s rectification of Building Defects policy requires that all building contractors are responsible for any Structural or Category 1 defects for a period of not less than 6.5 years from the date of practical completion and any Non – structural or Category 2 defects for a period of 6 months from the date of Practical Completion.
Structural or Category 1 defects are those that – adversely affect the structural integrity of a building
- Adversely affect the health and safety of people residing or occupying the building
- Adversely affect the functional use of a building.
Examples of Structural defects commonly found include, leaking roof, leaking shower, health and safety issues, structural inadequacy or collapse.
Non Structural Defects are those items that may be related to the settling of a new building or that don’t meet an acceptable industry standard of finish or construction. This may include the defects prepared at time of practical completion together with items that have appeared in the preceding warranty period.
Examples of Non Structural defects commonly found include, sub-standard plasterboard installation causing the appearance of cracks ,sticking doors or windows, defective finishes and paintwork.
Our End OF Warranty Inspection Report focuses on compiling a list of both Non Structural and Structural defects that may be present in the building at the time of the inspection, with reference to the original defects list compiled at Practical Completion( if available). The report will reveal any significant issues that exist which may need to be rectified by your builder as his obligation and responsibility under the statutory warranty period.

All End Of Warranty reports are carried out in accordance with Australian Standard AS 4349-1-2007, a standard end of warranty inspection report will include a list of outstanding or defective items for discussion with your builder. Our standard inspection covers the following areas:
- The property and any out buildings and fencing within 30 metres of the main building we check that all works have been completed to an acceptable industry standard.
- The visible exterior of roof.
- The visible exterior of the buildings walls, windows, and foundations
- The Roof space where accessible
- The sub- floor space where accessible
- The interior of the building.
